How We Built It
We built a custom 'API bridge' that achieves Airbnb automation through creative technical approaches combining multiple data sources and automation methods. iCal feed ingestion captures booking data including dates, guest counts, and pricing that flows to our central orchestration system. Email parsing extracts guest communication, booking confirmations, and platform notifications that don't appear in calendar feeds. Secure browser-based automation using Playwright handles interactions that can't be done through data feeds, including host inbox operations, listing updates, and review responses. This multi-channel approach gives us reliable access to the data and actions needed for comprehensive automation despite platform limitations. Guest messaging flows automatically based on booking stage — personalized check-in instructions go out 24 hours before arrival, house rules reminders on arrival day, mid-stay check-ins for longer bookings, and check-out procedures with review requests. The turnover calendar system automatically schedules cleaning teams based on checkout times and next check-in windows, with SMS notifications and confirmation tracking to ensure reliability. A real-time occupancy dashboard in Retool gives the team visibility across all properties by market and status. Price optimization logic scrapes competitor listings and local event calendars to suggest pricing adjustments that maximize revenue while maintaining occupancy targets.
